The project scope of work includes renovations to an existing 7-story, 160,000 sq/ft residential building.  The new program includes graduate students residential suites that consist of shared bedrooms, kitchens, and bathrooms.  There will also be a food service component to the project.  The project has an estimated construction cost of $60 million.  The project is being constructed under an integrated project design type scenario.  As part of this scenario, we contracted directly with the construction manager.  The project is expected to be LEED silver certified.

The HVAC system will include an independent 200 ton air-cooler centrifugal chiller, complete with integral variable speed drive for superior full load and part load performance.  Heating for the building will be provided from the Campus High Pressure Steam System presently connected to the building.  The electrical system will include normal and emergency power as well as a new fire alarm system.  A Category 6A Commscope Systimax Certified Structured cabling system will be utilized as the basis for the Communication systems throughout the building.  As part of R.W. Sullivan’s commitment to sustainable design, the plumbing fixtures will be ultra-low flow types, with 1.28 GPF water closets, 1.5 GPM shower heads and 0.5 Gallons per Cycle mechanical metered lavatory faucets.
